Sticky :: So You Want To Buy A Condo?

Posted by: Ce____ L.
Dear Singaporeans,

1. Quite sometime back, I cautioned that majority of Singapore is a city mostly of "salaried workers".

2. As we all know, salaried workers have a limited "shelf-life":

2.1 Currently, many people will eventually be forced to retire at 60 or 65. Or around this age. But many of us, with modern conditions and health care can expect to live thru to 80 year old or more.

2.2 In the past, many "salaried" jobs such as those in the civil service and even in some banks like UOB etc.. can be considered somewhat as "iron rice bowls". Not anymore.

2.3 Expecting to get large salary increments till old age?
In the past, we often get almost standard increments. So that when we say start out at work; for example some earn $1,500/- but when we reach 40 year or more, some get increments and gross pay of $4,000/- or more. (this is just an example and not based on type of industry etc..)

2.4 Nowadays, with NWC guidelines and pay increments based entirely on merits and performance; some people may lose out when they get older --- and gross pay may not reach that high as $4,000/-.

2.5 As many Singaporeans know, if today, one has reached his 40s and above; these people are the ones that have to start to worry, since; most likely these people may be considered a liability to their company as: OVER paid, UNDER worked.

3. In the future, as a recent newspaper article suggests; many people from what I envisage will happen in 10 to 20 years time is a flood to downgrading their condos to smaller and cheaper apartments.

4. In fact, this has already happened to some middle income people especially those that had started out to work for a few years and also people who have started to retire. This is shown by the contant increase in the `value' or above market value of 3 room HDB flats.

5. In addition, there is a constant glut of; or we can nearly say a `flood' of new condo release. (In addition to the existing ones.)

6. In fact, many of the NEW condos, have advantages:

6.1 They are new and more appealing than buying existing ones. In my opinion, young people: (usually have earning power) have preference for new rather than old unless they buy the old unit because they had got used to the place and want to stay nearby with their parents.)

6.2 This is because, p.s.f is often at very reasonable levels for new developments. And further bank loan evaluation is relatively straight forward. It would be a nightmare now in Singapore to get a bank loan for a house that has less than 60 years lease.

7. If you have read up to here; and own a condo, and is worried, do really try to see how best one can save money for the future.

8. If you are new and interested in buying a condo:

8.1 Please do your SUMs first. Don't be too greedy to factor in too high your expectations of higher income or joint higher income. It may not be realised!

8.2 If you are an `upgrader' and can afford a condo now; both Para 8.1 and Para 8.2 need to share the same objectives:

"LOCATION, LOCATION AND LOCATION"

9.1 If one can really afford, then go for: freehold or at least 999 years.

9.2 If one purchase a 99 year lease even more so: Location, location and location.

9.3 Don't end up buying "JUST ANOTHER CONDO".

10. Else, one will end up "stuck" or become "entrapped" in one's tomb/prison....oops! Home!

11. As mentioned, besides, looking at homes based on Ba Chai (Eight House) or some other Feng Shui directions that favour us (for now); equally important are considerations like: heat e.g. East-West facing home etc...

Cheers and all the best in your house search!

Warmest Regards,
Cecil

Sticky :: Guidelines On: Is This Block Good?

Posted by: Ce____ L.
Dear All,

I envisage that more users may be posting such subject matter.

As such, I like to lay some guidelines on this subject.

Currently, I have thought of a few important guidelines on this. In the future, I will be adding more.

Here are the guidelines:-

1. First, go thru this Can or cannot buy resource:-

http://www.geomancy.net/products/po-hunting/po-hunting-faq.htm

2. Geomancy.net's house hunting service

http://www.geomancy.net/products/po-hunting/po-hunting.htm

3. CAN OR CANNOT BUY: Is this block good? Free Advise

3.1 Cavet Emptor - Let the buyer beware: Please note that pointing to a url e.g. http://www.streetdirectory.com only provides a "Top-view" of the location.

3.2 Therefore, any review based on this should only be considered as very PRELIMINARY. As it does not take into account factors like compass direction; sunlight (east-west facing or north-south facing) etc...

3.3 The site, block and immediate surrouding are not analysed using this top-view method.

4. FREE ADVICE -- "NO THREATS"

4.1 Do'nt give me messages or e-mails like: Very Urgent -- need your advice urgently!

4.2 For Free Advise, most of the time many people will give me `threats' like "the agent tells me that if I do not commit ... by such and such a date..which is often tommorrow or "yesterday", the deal's off!

5. For each individual : Do not post more than TWO free analysis.

6. Even if it is for one or two blocks for review, it depends on whether I accept or can reject the review without giving any reasons there-of.

7. If you want the layout analysed, then, go use Geomancy.net's priority service at:-

http://www.geomancy.net/products/po-hunting/po-hunting.htm

8. Contrary to popular believe, I personally believe that it is more important to invest in a "Can or Cannot buy" assessment rather than the last resort of having a home Feng Shuied after a purchase.

9. The above are the preliminary guidelines.

10. If you are in Singapore, please post free advise of this nature to " Singapore Property Review " conference.

Happy House Hunting!

Warmest Regards,
Cecil

PS. At the end of the day, it `boils' down to your personal BUDGET. Needless to say, with or without Feng Shui; expect to pay more for a `choice' site. The seller or developer is no fool in this matter! Keep within you and your partner's MEANS. An average home is better than no home!

Ferraria Park Condo: High Slope: 8 10 12 14 16

Posted by: Ce____ L.

Ferraria Park Condo, recently TOP this year (2009).

There are concerns of high slope at Blocks 8, 10, 12, 14 and 16 with stacks facing this high slope (wall) especially for lower units or ground floor units.

In my opinion, there is sufficient space between the high wall (which is more than 100 metres between the Personal Enclosed Space of each of the ground floor units to the wall.

Thus, there is sufficent "collection" of qi flow. The only drawback is that cars entering the condo has to pass thru these units to get in (and out) of the car park. They will most likely turn the road into a "one way" allowing vehicles to enter the basement and exit on the opposite side.

Posted by: Ce____ L.

1. Under the current period: 8 (2004 to 2023); the areas to look out for in Singapore would be the NE corridor of Punggol / Seletar area.

2. Another area is already evident is in the SW sector Singapore. Go down to Boon Lay and one can see that this is the busiest sub-urban place-to-be in Singapore.

3. In the next 10 years or so, the NE corridor would gradually also see much activities. NE would be seen as more of a "physical" recreational activity hub... while the SW more of a "work cum window shopping" kinda-of a place.

4. It does not mean that the whole population has to move to NE or SW - goodness me! Nowadays with easy transportation: MRT and many own cars; it is so much easier to move around i.e. mobility.

5. Under this period: South should also not be forgotten as after NE and SW; South is considered another "auspicious" hub of activities: both recreational and work. "Too much work and no play makes Jack a dull person"

Posted by: Ce____ L.

1. The Jade was completed in 2007. And is virtually next to the Bukit Batok MRT station. Some of the units can be seen in the MRT train station platform itself.

2. This development is 30 storey's high and around the same height as it's neighbouring newer Housing Board flats.

3. The most distinctive feature of this small condo of 250 units is the two very distinctive "holes" in the large slap or block of rectangular "earth" shaped design.

4. There are two holes or openings in this block. The "holes" are an original import from Hong Kong; where it was to allow the dragon qi to pass thru. Nowadays, lesser and lesser condos, have such openings - the main purpose is to allow the "Dragon qi" to pass thru it. This development has two holes...thus.. it means that they want both the male dragon and female phoenix to pass thru.

5. Stacks in this development face either Flying Star Period 8: N2 or S2. The MRT station is at an angle with this development which has a multi storey car park attached to it.

6. This development is leasehold at 99 years.

HDB 3 Room Flats: Built Between 1964 To 1983

Posted by: Ce____ L.

1. These flats are the first generation Housing Development Board (HDB) government flats.

2. Many of such flats were completed by the HDB between 1964 to 1984.

3. Characteristics of many of such flats:-

3.1. Attached is a typical corridor 3-room flat ( 2 bedrooms plus the living room = 3 rooms).

3.2. One cannot get the facing direction of such flats wrong! As the main door is having the same facing as the living room windows.

3.3. If one were to take a Feng Shui ruler and measure the dimensions of such a flat (apartment); the door at marking "E" is Feng Shui ruler friendly. Many years back, the HDB did not tell anyone that they had make the main entrance door Feng Shui friendly.

3.4. These flats in a block of flats are characterised by a rectangular shaped building or the block is considered as an "earth element" A "stable" and harmonous form.

3.5. If you carefully look at the original layout (see attachment); one will find that a wall is purposely built at marking "A". This follows the Feng Shui premise that qi should not flow from the main door directly out of the home.

3.5.1 Unfortunately, some owners who were not aware of the Feng Shui repercussions; had hacked down this wall. The morale of the story is that some people had the mistaken notion that Feng Shui is about hacking walls.

3.5.2 On the contrary, good Feng Shui practises even "forbid" hacking too many walls. In this case, if the wall at marking "A" was hacked away; qi from the main door would flow out of the home. The implication is that the owners will not be able to save money!

3.6. If one were to go to such a "virgin" layout and take a measurement of marking "D" will be surprised that the opening is actually also Feng Shui ruler friendly. Unless one had done some renovations and changed the opening then, this may not be true.

3.7. The minor flaw of such a layout is that the two bedroom doors : bedroom 1 and bedroom 2 face each other! Thus, under symbolism in Feng Shui; when ever both parties come out of the room " it looks like " they are at logger head with each other. The simplest "cure" is to place a "red" dot on both door knobs so that each party can see "eye" to "eye" with each other.

4. This layout plan happens to be a unit from Marine Parade. And between 1984 to 2003; these flats had their toilets upgraded and during the upgrading exercise; majority of the owners agree on a utility room : as marked in YELLOW in the attachment.

Maysprings Condo @ 2, 4 & 6 Petir Road

Posted by: Ce____ L.

Maysprings condominium was completed under Flying Star Period 7, 1998. Tenure of land is leasehold 99 years.

This condo mainly comprises Two identical rectangular blocks: Blocks 2 and 6. And in-between these two blocks is Block 4: located at the centre of the rectangular plot of land is the club house.

Majority of the apartments either face Flying Star S1 or N1. With lesser units facing E1 and W1.

The unique feature of this condo is the "openings" : please refer to attachment: maysprings1.jpg: the openings are marked in RED : A and B. This type opening under Shapes and Forms is meant to allow qi to flow thru it.

This condo borrows the opening from a well known development in Hong Kong where an opening was to allow the dragon qi from the back of that development to flow thru this "hole" allowing good qi to flow thru...

There are few of these openings found in Singapore. One development is another condominium in the East Coast area and another is at The Sterling condominium at Bukit Timah road.

Under this same attachment: maysprings1.jpg: some Geomancers felt that the unit marked in PURPLE : marked as "C" and "D" are considered inauspicious as these units are considered not to have "support" below them unlike other units where they are stacked one-on-top of the other. "Visually" to some it may feel unsafe - even if technically, or structually, it is very safe.

The margin of compass degree is quite close between the line of emptiness i.e. between NE 1-NE 2 or SW 1-SW 2. Fortunately, it should be considered as either NE 1 or SW 1.

It is pity that although NE 1 technically has GOOD Flying Star Feng Shui, but this side of the stacks face the major AYE highway - very noisy especially in the morning and afternoon (Heavy traffic).

-------------------------------------------------------------------

This condo is located at Flora Road which is very close to the Singapore Changi Airport. This area in the last few years is starting to have many condo developments near-by.

What is unique about this condo is that the developer has touted it as a "distinguished figure 8". Distinguished? Well to the Chinese; in particular the Cantonese dialect group; the phonetic sound of 8 is like "Prosperity" "Fa". Many other developments have blocks arranged in a horse shoe shaped but few has two "rings" with the focal point of the swimming pool(s) - there are two pools within the two circles / rings of the Eight layout.

Both halves of the 8 is a mirror image of each other. And one good thing is that much thought has been given to the external Shapes and Forms. Although the building is in the earth shaped "squarish external" - pointed corners don't really protude or act like "random porcupine" spikes.. but rather pointed edges or corners of buildings face each other - thus neutralising each other.

With it's two halves of circular shape; this development has all the Flying Star facing directors or close to nearly all the 15 directions or mountains of the Flying Star permutations. Thus, fortunes can vary significantly from one neighbour to another!

Posted by: Ce____ L.
Floridian is a freehold development with a total of 336 units.

It is expected to be completed in 2013.
The development consists mainly of 7 cluster blocks of "earth" shaped blocks (rectangularish and flat roofs.

When completed the development belongs to Period 8: 2004 to 2023 Flying Star Period.

The best stacks are:

The Verandah stacks #16 to #21 where majority of the facing direction is SW1.
The Downtown block with stacks 02 03 06 07 also face SW1. While 01 04 05 08 are NE 1 facing directions.

Hideaway block also have stacks facing NE1 in particular: 24 27.

These flats should benefit from water star #08 at the frontage with the mountain star #08 at the back of each of the flats.

Poorer Flying Star luck:-

However: Stacks 13 15 (The Club) and 09 12 (The Keys) are facing S1. It is a waste as both water wealth and mountain star #8's are located at the back of the apartment.

Other Facilities: Clubhouse, 25m Lap, Cascading, Children's pool, Jogging track, Alfresco dinning facilities, Spa beds & seats, Jet massages, Outdoor hot tubs, Pavilions, Poolside bar, Recreational Pools, Downtown 25m Lap

Posted by: Ce____ L.

1. The SpringBloom condo was built under Period 7. It consists of three well spaced blocks: Jade, Pearl and Ruby.

2. This development has a diverse range of stacks that face: cardinal points: North, NE, SW, SE and NW. Many who apply the Eight House have tried to buy an apartment in this development that fits or suits their East or West Group.

3. Many years back, when I went to see the show-room of this development by MCL Land; the thing that still dwell in my mind was that I was abit taken back by the "entrance". This is the only condo I know that has an entrance over a large canal. Just imagine an european fort. Which needs to draw down its bridge.

4. It is popular as it is near to the Serangoon MRT station. Tenure of land is leasehold: 99 years.

5. Another plus point is that all three blocks are oriented towards the pure or true cardinal points of 0/360 degrees and 180 degrees. As such, none of the stacks would be affected by being neither here nor there i.e. "emptiness line" where in some developments: an apartment is exactly between e.g. NE1 / NE2 etc..

Posted by: Ce____ L.

1. Is a home at a T-Junction considered as having "Sha qi : poison arrows?".

2. Often, in Singapore, we find that two homes can face a T-junction.

3. For example, please see attachment: The two terrace homes marked in purple 1 and 2 are facing a T-Junction.

4. However, often ONLY one of these homes are considered as having sha qi. The determining factor is whether the country is having a Right-hand drive or Left-hand drive car.

5. In this example, since the location is Singapore; which is a right-hand drive country, the sha qi will affect terrace house marked in purple: 1 and 3.

6. For the US; which has a left-hand drive, the movement of cars would differ and most likely the sha qi will be against homes marked in purple: 2 and 4.

Posted by: Ce____ L.

Astor is a small 12 storey single block condominium. It was completed this year. Tenure is 99 years.

I give this condo the "THUMBS DOWN":-

1. Although the overall block looks not only like a drawf dragon; it is only but a junior & not a formidable dragon and worse off - it looks like it has all its limbs amputated... a cripple!

2. The worst stack is Stack #03. Has really bad Shapes and Forms Feng Shui: the main issue is that the whole stack (other than the void area for cars to pass below it;) faces the main entrance.

3. Naturally, this stack #03, also has a "dark secret". It has the "pulling power" to bring itself "down" and drag stack #02 with it to the dumps!

4.1 In particular, the "V" shaped void between the two blocks create bad "votex" and qi flow.

5. Furthermore, the rest of the other stacks either has facing direction of Flying Star Period 8; NW3 or SE3.

6. Even if someone places a gun to my head, I would try my best to force the gun away from me. Most likely, it will injure the shooter, instead...

Others:

Posted by: Ce____ L.

SOURCE & CREDIT OF ALL PICTURES AND SITE MAPS TO: FAR EAST ORGANISATION

Saturday, 25th July 2009:

1. This is a newly launched freehold development by Far East Organisation. This development is at Jalan Datoh in the Thomson & Novena; at the fringe of the the city area.

2. This development comprises Two Towers: Tower 1 and Tower 2.

3. On first looks, the development seems to look like the very auspicious "V" shaped (Shapes and Form configuration). You can see the picture of the condo and Illustration 1 from attachments: Vista Residences.gif & V-shaped-layout.gif

3. Please see attachment: Vista Residences1.jpg. Tower 1 has a sharp corner (Sha qi or poison arrow) aimed at Tower 2. So long as the poison arrow at 45 degrees angle does not slice into the balcony window of Tower 2, then it is OK.

3.1 Thus so long as Tower 1 Stack #08 "shoots" at Tower 2 but if it does not impact towards a window, balcony opening of Tower 2 Stack #01, this is acceptable. But if it does, then this is a classic Sha Qi or poison arrow hitting Tower 2 Stack #01.

3.2. In my opinion, based purely on Shapes and Forms Feng Shui: harmonious arrangement of the layout of Towers 1 with Towers 2 and the alignment of the Towers to the North-South and East-West compass alignment.

Posted by: Ce____ L.

Tampines Court located at Tampines Street 11 was built by the former HUDC - a government initiative to build apartments for the middle income.

Today, it is the equivalent of the Executive-Condos like the recently launched The Quartz kinda of type of housing.

While it's sister ex-HUDC estate Waterfront View was sold for $240 psf and now building 4 condominiums on it. While this development was a first time failed attempt at en bloc sale during 2006 to 2008.

The pictures show that all it's 14 blocks are typically "earth shaped".

Earth shaped buildings are characterised by typically "squarish or rectangular" with flat roofs.

When buying such an apartment near it; best to scan the environment to avoid buying such homes or apartments if there are buildings associated with the wood element. Wood element homes are tall and thin, much like a tree trunk.

Wood or the roots of trees gets it's nurishment from the "earth". Thus if there are "wood" (tall and thin) not made of wood; then I would prefer to stay in a "wood" apartment vs an earth building.

Club House Trellis Can 'shoot' Poison Arrows...

Posted by: Ce____ L.

1. When trying to select a new apartment in a condo; try to remember to avoid selecting units that are "suspect" to be in close proximity to the club house's roofing.

2. Especially if the club house is "rounded" and often, the club house would have trellises that "shoots" out spikes like this recently TOP condominium at Carabelle.

3. The saying goes: "A picture tells a thousand words".. Please go thru the various pictures and illustrations.

4. In this development, I have seen the trellis (acting as spikes) does slice into the open windows of the ground floor apartments. It may be so clear in the picture as the pictures are taken from lower ground upwards. So the whole situation will not be so clear in the picture.

5. The concept "If it cannot be seen, it no longer becomes a threat applies." But for practical reasons, day curtain may be effective. As we are "talking" about the living room balcony. Who in the world always closes the balcony window all the time or draw the day curtains fully? This is not practical.

6. The last resort is to hang a six hollow rod wind chime to deflect the sha qi from an opening e.g. the living room facade. For individual bedrooms, it is more practical to draw down the day curtain whenever possible.

7. The trellis "spikes" definitely will impact on Block 65 stack 29. It will also impact on stack 28.

8. At the other end; as Block 51 is quite a distance away, stacks 01 and 02 will not be attacked by this poison trellis given that it is further away.

Posted by: Ce____ L.

1. The Petals is one of the sites with good effort on Shapes & Forms Feng Shui. The six blocks are harmoniously blended into not exactly a triangle site.

2. It looks modern yet, its profile looks like the side of an olive or even a rugby ball. Each of the 6 blocks suppose to look like petals of the flower.. that is how the condo was named after.

3. One of the most friendly designs. If one looks at each block closely in relation to the other 5 blocks (total of 6 blocks); there are no sha qi or poison arrows aimed at one another.

4. Another advantage of this type of blocks is that qi can flow easily between all the blocks without creating unnecessary "distrubed wind vortex" within each block and it's neighbours.

5. In addition, because all blocks are spaced well apart, this is an airy condo.

6. If we consider the various stacks (units); they are diverse and have frontage (balcony facing) that nearly or close to approximately13 out of a total of 15 Flying Star directions (or mountains).

7. Thus, one interesting point is that other than the Shapes and Forms; there are different "fortunes" for different people based on their fit to the various stacks due to the different qi from the different flying star directions of their individual balcony - facing.

3. Generally, under Shapes and Forms Feng Shui, this development has an "aggressive" site plan. At different times, I can envisage it as a different "knife". Sometimes, I see it as a Malay parang type of knife; at other times, it looks like or cannot be mistaken for some type of a "morphed" knife or an object that has several sides of blades or sharp areas.

4. Units at Tower 2 (pool / garden) view - depending on individual stacks - should have good Flying Star numbers. In fact, many of the pool cum garden units, equally have favourable Flying Star numbers since many are South-West facing directions: wealth collection.

5. I know of two owners who are now looking at purchasing landed properties after staying in this condo... (SW facing side).

6. In my opinion, some of the stacks have what is known as "Quantum Leap" in Feng Shui - Good or Aggressive Shapes and Forms Feng Shui, the fan layout is a gentle variant of the horse shoe effect or design - which encapsulate the phoenix and the back support (solid backing - tortise).

7. Despite the odd shaped layout plan, I am too kind to use the word "aggressive" Feng Shui. In fact, it should be elevated to what is known as "BLACK" Feng Shui. Don't get me wrong that it is "dirty" Feng Shui, but sites and developments that are considered BLACK Feng Shui, have the ability to "suck" wealth from the neighbourhood.

8. Just for info; White Feng Shui can be considered as having a building on a plot of land that does not "distrub" or we say neutral to or in harmony with its surroundings. For example, many of the Jurong Town Corporation factories are usually rectangular and flat roof .. and these are considered as Earth Element buildings.

9. Aggressive buildings are like the Gateway East and West :-

http://www.streetdirectory.com/asia_travel/travel/travel_id_35094/travel_site_14692/

is considered as BLACK Feng Shui. Try buidling a building just in front of the two blocks and that building will not have good Feng Shui.

4.2 The is one development that has units on a continuum like hot or cold. Many of the stacks that have poor Shapes and forms are those that are "attacked" by sharp corners of neighbouring blocks! Do take a look and see if you can spot some of the "inauspicious stacks?"
2. In general, a first glance at this site and one may think that the blocks are layout in a haphazard way. But if we look carefully, majority of the blocks are aligned parallel with each other. And there are three satellite blocks that are slanted to the majority of the blocks.

3. For this development; qi can vary drastically from one stack to another stack!

4. One of the most inauspicious stack is stack 11. Under Shapes and Forms Feng Shui; it is literally squeezed between 09 - 10 with 06. Stack 06 is also being "attacked by stack 11. Highlighed in RED - See attachment Evergreen Park1.jpg

Mackenzie 138 Site Layout & Sickness

Posted by: Ce____ L.

1. Please note that I have used the site plan of Mackenzie 138 BUT changed the compass direction to illustrate the effects of continous evaporation of water from the swimming pool may affect residents particularly the very young - with respiratory problems.

2. In this EXAMPLE or ILLUSTRATION, notice the following:-

2.1. the entire block consists of a "U" shaped layout plan - where all the stacks are "joined" closely together.

2.2. Fortunately, the compass direction is just for illustration - not real. But it shows that depending on the height of the entire block, surely at least morning sun would shine on the swimming pool at least starting from 11am and on a sunny day, it will built up until 5 plus pm.

2.3 You will notice that the the length (or the longest side) of the swimming pool is aligned East to West.

3. Unit Types D, C & E are just directly above the swimming pool. And on days with very high evaporation of the "chemical water" in the pool, and assuming that not everyone opens their windows, some units on either side may be exposed to much more moisture from the constant evaporation from the swimming pool.

4. Here, especially those with very young or new born may be exposed to higher concentrations of such "moisture" especially if they are at lower floors; depending on the wind conditions and how wide they open their windows. And if other neighours don't open their windows - can be another factor.

5. Fortunately, on the next thread, will attach the actual layout plan with its actual compass markings. Here, the exposure of the swimming pool to direct sunlight is much lesser as the swimming pool no longer aligns itself with the east and west compass line.

Posted by: Ce____ L.

If you are an architect or developer; please take note of this illustration.

The architect of this small development of landed properties have cleverly made sure that none of the landed properties within this estate is affected by a home at the "T" junction.

Please see attachment: circled in red. Instead of squeezing one or two more homes between this empty space, they have thus avoided what would have been a home facing a "T" Junction.

It's a very uncommon "V" shaped layout plan. Flying star is a Period 8 development.

The main block with stacks 06 & 07 facing NW. While stacks 08 & 09 facing SE. And a smaller block with stacks 01 & 02 West 2 facing. And stacks 3 & 4 East 2 facing.

I brought out this site as another example where we have to be careful of the "porcupines" i.e. sharp corners aimed at the individual units.

Please refer to attachment:

In this example, the most distinct poison arrow is the purple marking "D" where the sharp corner of stack 07 creates a poison arrow towards stack 04 thru the living room balcony area.

There is another poison arrow in the purple marking "B". Where stack 04's corner is aimed towards stack 06's living room area.

Happy to note that the rest of the markings "A, C, D & E" don't seem to pose an issue as these are psuedo poison arrows that don't attack any stack or stack openings. Although marking C may or may not attack stack 07 which has to be closed evaluated on-site.

Posted by: Ce____ L.

1. When buying a property always remember to take a mental snapshot of whether there are any poison arrows (close-by) e.g. the sharp corner of an neighbour's stack (unit) attacking your unit!

2. What constitutes an attack of such poison arrow(s) or sharp corners? Stand inside the home, look out of every window (balcony sliding doors included). Make sure that there are no sharp edge or corner especially a neighbour's cornering unit edge aimed towards a window or living room area.

3. Please see attachment. In this example, try to spot all the external poison arrows that one unit "aims" at another. Go into your unit to check that none of the red or purple arrows are aimed at your unit.

Posted by: Ce____ L.

1. This condominium is still under construction. The condominium is located at West Coast Road. It is expected to be completed by 2010 with a tenure of 99 years .

2. There are a total of 240 units. The developer is Frasers Centrepoint Ltd.

3. The development comes under Flying Star Period 8. And all the building facade are either North or South facing i.e N2 or S2 directions.

4. Technically, based purely on the flying star, S2 directions are the better facing direction. As it has a double auspicious #8's at the frontage. And many units (stacks) have a water postion at it's frontage. And furthermore, some units can further enhance their wealth with a water position at the SW sector e.g. if it is their balcony area.

5. Units with their facade at N2, is said to have wasted their "wealth" as it is at the back of the home usually the kitchen / back area of the home.

6. Please see attachment: In red marking "A". Usually throughout the day, the water positions would be bathed by the morning and afternoon sun. And if many lower units do not have their windows opened, few units that are lower floors and frequently open their windows may be affected by the evaporated "dirty" chemical water that flows into the home.

7. Often those who have young babies especially for the first few months may not be used to the higher concentration of such "moisture". This is greater concern especially since blocks 82 and 90 and 88 and 86 forms such a "long corridor" and usually qi or air has not choice but to "pass" thru the units.

8. Marking in red B is not an issue since there should be sufficient air-flow with such a short "corridor". I am truly more concered with lower units particularly at stacks 28, 27 and 25!

9. Such respiratory concerns are not new. And it has happened at the rivervale crest condo (next to Rivervale mall).

And correspondingly, stacks 15, 16 and 21, 22 and 25 have stacks facing SW3. Equally good facing directions especially for the West Group. (Other than the consideration of the dreaded afternoon sun).

4. Stacks 01, 02, 05, 06, 07, 08, 09, 10, 13 and 14 (bright yellow) hopefully remain as a North 3 facing direction. As the compass direction seems to "hover" around 20 degrees. Which is very close for comfort to the line of emptiness ie. 22.5 degrees. Again, hopefully, these units do not fall exactly at 22.5 degrees as the term "emptiness" suggests. Proper compass reading should be taken once the development has TOP - and lets cross our fingers for those who buy these units.

Posted by: Ce____ L.

The Pinnacle@Duxton consists of seven slim towers, each with 48 storeys tall.

This development will be the tallest public housing in Singapore. Twice the height of most Housing Board flats.

Together, the seven slim towers will resemble a giant curved screen linked at their 26th storeys and at roof level by sky gardens featuring jogging tracks and other sports and recreational facilities.

This development was suppose to be completed by 2007. However, it looks more like the completion date is later this year.

As the blocks are facing different directions, virtually, they are facing all sorts of directions i.e. North, South, East, West, NE and even SW.

The site was formerly a nutmeg plantation as the soil was well suited for planting nutmegs.

Posted by: Ce____ L.

The morale of the story is that the rich gets richer, by investing in time and effort to secure (expert) help in finding a good home.

The poor as usual, gets into a cycle of poverty: Imagine buying a home equivalent to a ten year old car. No matter how much effort is done (later) to improve their home, the Feng Shui of the home cannot turn it into a "gem" of a car! If one bought a run-down toyota, how to turn it into a lovely 7 series BMW?

Again, it is like a family of 8 buying a home equivalent of a small Chinese cherry car! How to fit 8 persons in the car! No way! Have to purchase a car the equivalent of an MPV!
